DETACHED HOUSES ON PALMARIA ISLAND

Unique property in the area between the Gulf of Poets and the Cinque Terre, on Palmaria Island opposite the beautiful bay of Portovenere, which together with the other islands Tino and Tinetto and the Cinque Terre has been listed as a UNESCO World Heritage Site. Overlooking the sea, it offers a suggestive view of the entire gulf and the port.
The first property of 100 sq m with direct access from the beach , walkable either on foot or with an electric quad is composed as follows: the entrance leads to the second floor where there is a living room with kitchen , a bathroom and a small outdoor area where there is a working wood-burning oven of about 2 sq m. On the ground floor there is another bathroom and two bedrooms overlooking a courtyard of c.a 110 sq.m.
The house is however further expandable by recovering an extra room with bathroom using the volumes of the cistern. Permits already authorized.
There are also attached volumes to expand the main house in addition to other masonry artifacts.
A third volume, if recovered, would measure about 30 sq. m. The second property of 50 square meters, with direct access from the beach walkable both on foot and by quad, is under construction (momentarily interrupted due to COVID-19) and the project includes the following composition: entrance hall overlooking the living room with kitchenette, with direct access to a first bathroom and the bedroom with a second bathroom of relevance.
Outside there are two stone artifacts with the possibility of allocating them to enlarge the house, respectively, of 16 square meters and 5 square meters.

The property will have independent heating .

The property is accessed through two entrances: one direct from the beach and one from the asphalt road (Via Cavour) where you take a path that after thirty meters accesses the property gate. The path was illuminated in 2015 with 12 LED lights on and off with a twilight sensor and is the subject of continuous widening (as of today, one climbs with a width quoad of 1.05 meters and there are four-wheeled vehicles of that size on the market)
In front of the entrance from the beach there is a floating dock where the current owners have a berth up to a maximum of 12 m lft.
With the new municipal concession, there will be 3 docks.

Nature wanted to concentrate on a mere 6.5-kilometer island all the fauna and flora with which it has characterized the Mediterranean basin, comforting it with a mild climate and protecting it from the mainland with the most beautiful sheer cliffs in the world and the most beautiful and life-rich sea there is. Nature thus created Palmaria Island.
An island capable of offering traces of the remotest past where man arrived more than 5,000 years ago and where animals -now disappeared- from the Pleistocene era also lived, and today of offering breathtaking scenery, unspoiled nature, a black marble quarry with golden streaks (called portoro), two fortifications now recovered, memories of World War II, but above all unparalleled privacy and the possibility of experiencing a vacation in direct contact with the outdoors and all the activities that can be linked to it.
Since 1997 the island, along with the other islands Tino and Tinetto, Porto Venere and the Cinque Terre has been listed as a UNESCO World Heritage Site.
