The main house was built in the 16th century and underwent a thorough restoration in 2002 that preserved the original character of the old core. Subsequently, the complex was expanded (using authentic materials from the area) and modernized in 2012. Each room is individually furnished.
The state of the property is therefore very good, it is certified class A for the new construction and C-D for the original building. The newly installed (2018) natural gas heating system includes the use of two gas boilers and hot water preparation via solar panels.
The drinking water supply is via its own well; the electrical system complies with German standards; and there is a biological wastewater treatment plant.
The hotel consists of 16 rooms, 12 of which are doubles and 2 are triples. 2 are 4-bed suites, for a current total of 30 beds.
All rooms have air conditioning, bathroom with shower and WiFi.
There is a relaxation area, designed with a 14×7 sq m swimming pool, with a large lawn for sunbathing, its own fountain, art objects in the garden.
There is also the possibility of building a 100 sq m wellness area. This would make it one of the few facilities in the San Gimignano area with a wellness area open year-round. The access road to the hotel is convenient and wide, specially paved by the owner.

For more than 20 years, the farm has been successfully managed by an Italian and a German business partner.
A regular clientele of more than 70 percent German guests enables a constant occupancy of the hotel. Thanks to therapeutic fasting trips, yoga retreats, and numerous cultural offerings throughout Tuscany, the hotel can be used year-round.
Existing staff would continue to be available to a future buyer; the current manager also offers temporary support during relocation.
The property can be used as a private residence or continue to be operated as a hotel. The eventual development of a wellness area would create one of the few profitable year-round properties in the entire San Gimignano area.
San Gimignano is an ancient fortified medieval town whose walls date back to the year 1000. It is famous for its historical and artistic heritage and architecture, particularly its towers. In 1990 it was declared a UNESCO World Heritage Site. Its local products, including saffron and the white wine Vernaccia di San Gimignano, are also highly prized.
